Home Inspections

These inspections let the landlord view the property before leasing, to ensure everything is in working order and to point out any issues you would prefer to address before a tenant rents the property and to avoid future problems.

Seller inspections (sometimes referred to as pre-listing inspections) are becoming more popular in Central Florida. A pre-listing inspection is ordered by the seller before a home is listed for sell. Having a prelisting inspection allows the seller and potential buyer to get on the same page about the condition of the home. A Pre-Listing Inspection is a “full picture” of the property and means that the seller has nothing to hide. 

Having a pre-listing inspection of your home will allow you to:

    • Address any potential issue ahead of time
    • Major problems can be fixed before you list the property
    • Minimize market time by correcting issues, adjusting your sales price to reflect the FAIR estimated repairs, or provide the information necessary to disclose the “as is” condition of your home
    • Avoid prolonging the sale of your home to wait for repairs and/or being forced to reduce your sales price
    • Eliminate “repairs” as a negotiating tool for your buyers
    • Increase Buyers confidence, and you are given more credibility and integrity
    • You have disclosure protection for legal claims

During a Pool Inspection a certified inspector will provide accurate and useful information pertaining to pools and spas. A detailed inspection include:

    • Circulation, heating and filtering system and components
    • Plumbing System
    • Electrical Components
    • Adequate fencing, gates, barriers, alarms, and/or other protective devices
    • Surfaces leading to the pool, including the deck and steps, are slip-resistant
    • Identify Safety Issues
    • List common maintenance recommendations
    • Follow an inspection procedural checklist.

Insurance Inspections

Insurance Companies may require this inspection for older homes (typically greater than 30 years old but vary with providers) when obtaining a new homeowners insurance policy or renewing an existing policy.  A Four Point Inspection documents the four major categories of home systems: Electrical, Plumbing, HVAC, and Roof/Structural. Any deficiencies or safety hazards (such as active leaks, open electrical splices, double-tapping wire at the electrical panel) should be repaired before an application for insurance coverage is submitted. Our company has experienced and certified home inspectors, able for inspecting and advising in order for you to better your home.

Of course, there are many insurance companies, and inspection requirements can vary and change at any time. You should consult with your insurance provider concerning any specific requirements.

This inspection will give you an opportunity of qualifying for additional home insurance discounts and most insurance providers recommend getting one.

During a Wind Mitigation Survey, a Certified Inspector examines several home covering areas of a structure that help protect it from strong hurricane force winds:

    • Documents the year the home was built
    • The roof covering type
    • The presence of roof – deck attachment
    • Roof-to-wall ties
    • Roof geometry
    • Secondary water resistance (SWR) methods and installation
    • Wind and flying debris protection for the garage door and openings to the home
    • Documents the current dwelling condition.

If your home was built or your roof was replaced after March 2002, a Wind Mitigation Inspection is the most effective inspection type in reducing your insurance policy cost and LG Quality Home Inspection work with total integrity in order to deliver an accurate survey. This inspection should be re-performed every five (5) years to continue to receive the credit.
